Bangkok condos rental started to be accepted here over 15 years ago. Back then, there were not too many condominium projects around Bangkok; available projects were very large and expensive, about 10 million bath up for a two-bedroom unit(100+ sqm.).

Today condos rental is quite popular and well accepted; there are more of them and they are spreading out around town especially in the prime areas and secondary areas.

For a long term stay, six months and over, condos are the most cost effective rental accommodation.

Condos Have Unique Characters

Condos have unique characters. Since each one is individually owned, you have unique decorations and furnitures. Older projects usually have larger rooms, more grounds; parking spaces, outdoor pools, tennis courts and gardens. They also have indoor exercise rooms and some even have a pool room and a library.

Newer projects tend to have smaller rooms, fewer parking spaces, and usually no in-ground outdoor pools. However, they usually have indoor exercise room with exercise machines, which are rarely used by its residents. Many of them do have modern design and decoration with unique landscaping.

The newest projects are located near subways (BTS, MRT).

Either old or new, buildings with good maintenance are what we are looking for. You can spot badly maintained buildings the minute you step inside their lobby; dirty floor, exposed electric wiring near the ceiling, peeling paints, etc.



Good Pricing

You can bargain with the owner once you have found the unit you like. Usually, a 5% discount from the asking price is possible; it can stretch to 10% if you ask, and the owner is in a bargaining mood.

Once the deal is reached, a three months advanced (first month rent and two months security) is required for a year rental contract. Normally the money is paid on the first day of moving in. A copy of a passport of the tenant is required for identification purpose.

Utilities are almost never included in the monthly rental payments. So make sure you understand this point and ask the owner what are utilities payments (electric, water, phones, others).

Nowadays, the landlord often asks the tenants to transfer monthly rental payment via an ATM to his bank account directly. This is quite convenient and both parties have instant receipts.
