Area XII,XIII,XIV Are Secondary Neighborhoods

Area XII (Rachadaphisek Road – From Ladprao Road to Rama IX Intersection)

This is a growing area; you have three MRT subway stations along Rachadaphisek road from Rama IX to Rachadaphisek Road and Ladprao Road intersections. Fortune Townis at the corner of Rama IX and Rachadaphisek Roads. Further down is the Esplanade shopping center, Tesco Lotus, and IT mall. Further down you also have Carrefour and Robinson department store. Thailand Cultural Center is also nearby.

Also, along Rachadaphisek Road, you have a few hotels; they are located within a walking distance to a subway station. Businesses are moving out this way because the subways are here; office rents are less expensive than the prime areas. More condo construction is coming to this area.

Area XIII Paholyotin Road ( Near Central Department Store & Ladprao Rd.)

Here, you have a Central Department Store that acts as an anchor in the area as well as a Tesco Lotus Department Store. There is an MRT subway station nearby. You have one decent big condo complex some distances away from the Ladprao Paholyotin intersection . There are other condos in the area but may be a little bit further from the subway station.

The atmosphere is not too bad. The location is not exactly the center of town but rather a bit of a suburb to the city.

Area XIV Ladprao Rd. ( Near Rachadaphisek Road Intersection)

This is primary a residential area, with the advent of the MRT subway station at Ladprao Rachadaphisek Intersection ,new condo constructions are underway. One of which is at Ladprao 17 . Then across the street from Ladprao 9 , you have a luxury condo under construction as well. There is one more project at Ladprao 7 . There is nothing at Ladprao 5_1 (5/1). Main Ladprao road begins with Ladprao 1 By the end of 2009, most of these projects should be finished.

At that time, it would be time to go in and check it out. The atmosphere here is different from the prime areas; it’s more local. You have local shops and few department stores like Carefour and Union Mall.
