A new Q-House office complex stands tall with a blueyish gleaming glass tower at this corner; a Starbuck on its ground floor and a Lumpini Subway Station nearby make this office a desirable location Sathon 1 (Off of South Sathon Rd.) 
This Soi has the Q-House Lupini Office Complex on the left and JUSTMAC (A Joint US -Thai Military Advisory Cooperation) office. Further down, you have a kindergarten school, a Denmark Embassy, a Thai Government Transportation Agency, and one big Indian restaurant. The sidewalks are ridiculous, the traffics are constant, especially during rush hour, and I would forget it. Back on main Sathon Rd 
You have more nice glassy office buildings, a German Embassy, a local chapter of YWCA, two big hotels, few nice condos, the French Embassy, and the Australian Embassy. Those few nice condos look OK to me; we need to check the inside to be sure. They’re also within a reachable walking distance (about 600 meters) to the Lumpini Subway Station.
